Approved Residential Application and Parking Survey at Marchmont Road, Richmond
Last month LB Richmond approved a planning application for a new dwelling. The application was supported by KRONEN’s Parking Survey report carried out in accordance with the “Lambeth Methodology” (‘Lambeth Council Parking Survey Guidance Note‘ (Lambeth Council, 2012)). The proposal retained an existing access and parking space but the client was keen to avoid an on-street parking permit restriction which had been attached to other nearby approvals; accordingly the Parking Survey analysis specifically included assessment of survey results and the conditions and obligations “tests” set out in Paragraphs 55 and 56 of the National Planning Policy Framework. Approved Takeaway Restaurant and Transport Technical Note Parking Survey in the Bracknell
KRONEN have recently worked on full planning proposals for a Takeaway Restaurant in Bracknell. Bracknell Forest Highways issued a holding objection to the proposal on parking grounds. In response KRONEN provided a Transport Technical Note and Parking Survey providing justification of the proposals. The full planning application was recently approved. Bracknell Forest application “20/00912/FUL” for the change of use from Dry Cleaners to Hot Food Takeaway at 96 Liscombe, Bracknell, Berkshire, RG12 7DE. Bracknell Forest’s officer’s report states: Following a request from the Highway Authority to undertake a parking survey, the applicant has provided the results of a parking survey conducted on 22/12/2020. The survey was conducted at peak times for the proposed takeaway business use, 6pm to 10pm, and showed substantial spare capacity in the 3 car parks in the vicinity of 96 Liscombe. Approved Application and Transport Statement in Hanger Lane
Ealing Council recently granted permission for 4 × 3-bedroom apartments in an existing car park accessed from Western Avenue the A40 next to the Hanger Lane gyratory. The application site was Car Park At Rear Fairfax House, Western Avenue, Ealing, London, W5 1HD. Ealing Council’s planning application reference was “201001FUL”. (Images: Goater Jones) KRONEN were working with Goater Jones (architects). The planning application was supported by KRONEN’s Transport Statement. The main issues for the Transport Statement was justifying the loss of parking at the car park and the redesign of the access and layout to provide a homezone shared surface whilst also allowing for refuse and goods vehicles in a constrained space. Last week Croydon Council granted permission for a residential development of houses and apartments at Smitham Bottom Lane in Purley. “Demolition of existing single storey detached dwelling (with roof accommodation) and erection of a two storey building (with roof accommodation) to the front comprising 6 self-contained flats and construction of a two storey building to the rear comprising 3 terraced dwellings; new access drive to the side; vehicular parking; hard and soft landscaping; communal/amenity/play space; refuse and cycle storage and boundary treatment.” The application site was 14A Smitham Bottom Lane, Purley, CR8 3DA.
