SEND BARNS LANE, WOKING
KRONEN supported approved proposals at 21 Send Barns Lane, Send, Woking, GU23 7BP (in Guildford Borough Council / Surrey County Council). The proposal was for the “Demolition of the existing 6no. outbuildings and replacement with 3 new detached dwellings, together with associated refuse, cycle and parking facilities”. KRONEN were working alongside Goater Jones (architects and agents). KRONEN’s Transport Technical Note assessed the main transport issues for the proposal which were: new site access, site layout and parking provisions. The Guildford BC planning application ref was “18/P/02222” and the application was approved in August 2019. (Image: Goater Jones)

PAVED COURT, RICHMOND TOWN CENTRE
KRONEN have supported recently approved proposals at 11 Paved Court, Richmond, Surrey, TW9 1LZ (in London Borough of Richmond Upon Thames). The application site is an existing shop, Susan Clarke Jewellers, with retail space at ground floor and storage on upper first and second floors. The site has no vehicle access and no off-street parking. The proposals sought internal remodelling to provide 1 × 1-bedroom 2-person apartment on upper floors whilst retaining the Susan Clarke Jewellers ground floor shop. The retained retail floorspace and proposed apartment will be “car capped” and respective commercial operators and future resident occupants will be eligible to apply for up to 1 × business and 1 × resident on-street CPZ parking permit only by Section 106 Agreement. Oak Tree Mews, Finchley
A good example of the value of a Transport Technical Note is “Oak Tree Mews” development in Finchley, Barnet. KRONEN were appointed following a difficult and unsupportive pre-application engagement. The application site was a triangular piece of vacant undeveloped land with a large central oak tree at Osborn Gardens / Devonshire Road / Aberdare Gardens with two constrained and unmade points of access. In terms of planning the site had almost been sterilized for future applications by three recent refusals / dismissed appeals. The proposal sought three dwellings with off-street parking. The main transport issues addressed in the Transport Technical Note for the proposal were the proposed shared surface new site accesses, site layout, parking provisions and traffic-related amenity issues.
