LINKED APPEALS ALLOWED FOR CAR FREE DEVELOPMENT IN STANMORE HARROW, SUPPORTED BY KRONEN PARKING SURVEYS

The Planning Inspectorate recently allowed linked appeals for car free development in Stanmore in London Borough of Harrow. The applications were: P/2585/21 for Redevelopment to provide two storey building with habitable roofspace comprising of eight flats (6 x 1 bed and 2 x 2 bed); landscaping; bin and cycle stores (demolition of existing dwelling and outbuilding) P/0337/22 for Redevelopment to provide two storey building with habitable roofspace comprising of eight flats (6 x 1 bed and 2 x 2 bed); landscaping; bin and cycle stores (demolition of existing dwelling and outbuilding) The site address is 70 Uxbridge Road, Harrow Weald, Harrow, HA7 3NQ. The car free developments were refused at planning committee. KRONEN supported the applications with Parking Survey reports. London Borough of Haringey approve a planning application for a new zero parking single storey plus basement dwelling in Hornsey. APPROVED APPLICATION AND TRANSPORT STATEMENT TECHNICAL NOTE AND PARKING SURVEY IN ASHTEAD MOLE VALLEY

Mole Valley District Council approve a planning application for the conversion of a former care home to flats in Ashtead. Up until recently the property had been used as a care home with 12 resident rooms, the “Alexander Lodge” care home. KRONEN was instructed to assist with an application after an earlier planning application seeking alterations to the property to create 5 × flats (application “MO/2020/0345” for the “Change of use from residential care home (Use Class C2) development into 5 No.residential flats”) was refused in 2020. APPEAL ALLOWED FOR THE CREATION OF ACCESS AND OFF-STREET EV PARKING IN TEDDINGTON RICHMOND, SUPPORTED BY KRONEN

The Planning Inspectorate recently allowed an appeal for the creation of access and off-street electric vehicle parking for a house in Teddington in London Borough of Richmond. Application “21/0319/FUL” (supported by KRONEN) for the “Formation of a new access to serve 1 x proposed new electric vehicle off-street parking space” at 1 Bolton Gardens, Teddington, TW11 9AX was refused in March 2022. The sole reason for refusal comprised three items: Vehicle-to-pedestrian visibility splays Parking space dimension On-street parking stress and impact The refusal was appealed by written reps. The Planning Inspectorate appeal reference was “APP/L5810/D/22/3298375” The appeal was allowed earlier this month. The inspector accepted arguments put forward in our Appeal Statement and noted the LPA’s “over-enthusiastic application of dimensional guidelines”. APPROVED APPLICATION AND PARKING SURVEY IN MILL HILL

The London Borough of Barnet approve a change of use and alterations / extensions planning application for 6 × flats at a former high street bank on The Broadway in Mill Hill. The application was supported by KRONEN’s on-street parking surveys carried out in accordance with “Lambeth Methodology” (“Lambeth Council Parking Survey Guidance Note” (Lambeth Council, 2021)). As the proposal was for 6 × flats with no off-street parking spaces the potential for overspill parking and associated parking impact had to be assessed in the parking survey report. APPROVED TRAVEL PLAN CONDITIONS DISCHARGE APPLICATION IN SURREY

KRONEN recently prepared a Travel Plan in relation to an approved mixed-use development for a hotel, bar, restaurant and residential accommodation at Haslemere High Street. The site was 37 to 41 High Street, Haslemere, GU27 2JY (in Waverley BC). The Travel Plan was based on Surrey CC guidance and pro-forma template. The Travel Plan has recently been accepted and the planning condition has been discharged. KRONEN recently prepared a Delivery and Servicing Plan (DSP) in relation to an approved development for an enlargement of Salisburys Wine Merchants at 119 to 121 Southborough Lane, Bromley, BR2 8AP (in the London Borough of Bromley). The DSP was prepared based on “Delivery and Servicing Plan Guidance – Planning for Safe, Clean, and Efficient freight in London December 2020 (TfL, 2020) document. The DSP has recently been accepted and the planning condition has been discharged.
